Job overview
The Town of Langley is recruiting regularly full time Property negotiator To join our team of professionals in the Corporate Management Department, Real Estate Services Department. Reporting to the Real Estate Services Manager In this union position, you will be responsible for conducting negotiations, processing various property requirements and providing assistance to the Real Estate Services department. This individual will meet with property owners and their representatives and tactfully and effectively handle a variety of communications.
Responsibilities
- Negotiating real estate tenure, rights of way, restrictive covenants, easements, dedications, and fee simple interests required for municipal purposes
- Inspection and evaluation of real estate for the purpose of ownership, expropriation, exchange, sale, rent, licensing and leasing
- Responsible for screening tenants, negotiating lease terms, negotiating renewal terms, and collecting rent and payments
- Review evaluation reports, planning studies, and other market studies related to real estate matters
- Drafting property agreements including purchase and sale, legal right of way, lease, license and road closures, and reporting to Council to ensure completeness, accuracy and protection of municipal interests.
- Perform other real estate services duties as required
Qualifications
- Complete grade 12 and complete a recognized real estate, appraisal, or property management program. A minimum of three (3) years of experience in real estate negotiation and/or two (2) to four (4) years of experience in other areas of property management/real estate appraisal
- Sound knowledge of land ownership requirements in relation to recording various real estate transactions
- – Sound knowledge of the confiscation process and procedures
- A working knowledge of the rules, regulations and practices of the Residential Rental Board, subdivision control, zoning and development, and other legislation and regulations affecting real property.
- Ability to meet, communicate and maintain effective working relationships with realtors, landlords, appraisers, real estate consultants, government representatives and other members of the public
- Ability to prepare work-related correspondence including evaluation, negotiation, and board reports
- Ability to collect and prepare market information and analyze statistical information and trends
- Ability to review legal documents, contracts, and agreements to protect the interests of the Town
- Ability to maintain relevant information, records and data and skill in using software
